Landlord Simulator

Build Your Own Real Estate Empire Your father has passed away, leaving you a small inheritance and a few shares. With this starting capital, you can buy your first apartment and begin your journey as a landlord. Buy properties, rent them to tenants, manage problems and adapt to economic crises. Start with one apartment and grow your portfolio into a global real estate empire. Buy and Manage Properties You start with a single property, but your portfolio can grow over time. Property prices follow real market trends and depend on location, size and condition. Every apartment is unique. Some require renovation, while others offer luxury interiors but come with high maintenance costs. Will you invest in a small downtown apartment that rents quickly? Or risk a cheaper suburban property with problematic tenants? The choice is yours. Choose the Right Tenants Every tenant is different. Some pay on time and take care of your property. Others may cost you money, stress and sleepless nights. They might damage equipment, disturb neighbors or bring pests into the building. Before signing a contract, you can screen potential tenants — check public records, review background information and interview them. Some tenants may lie. Others may fall into debt or addiction. Your challenge is to balance profit with peace of mind — and recognize trouble before it’s too late. Watch Out for the Law Being a landlord also means dealing with the law. You can’t forbid everything, and tenants have rights too. Bad decisions can lead to legal disputes and expensive court cases. Stay smart. Stay protected. Handle Everyday Issues - and Major Disasters Being a landlord isn't just about collecting rent. Apartments require maintenance. Pipes burst. Stoves explode. Gas leaks. Tenants flood neighboring apartments. Some problems are small - others are catastrophic You can fix issues immediately - but it will cost you. Or delay repairs and risk much greater expenses later. And sometimes you’ll need to be physically present. Expanding internationally might sound exciting — until you need to get from France to New York within an hour. Choose your investments wisely. Manage Your Finances Everything costs money. Repairs, utilities, taxes and insurance quickly add up. Meanwhile, you collect rent, sell properties for profit, or take out loans to expand your portfolio. Markets fluctuate. Inflation rises. Crises hit. Prices boom and crash. As you grow, you can hire property managers and accountants to help. But the bigger your empire becomes, the harder it is to keep track of everything - and even a small mistake can have serious consequences. Discover Alternative Income Streams Rent won't be your only source of income. Take on small side jobs through mini-games or invest heavily in other markets. Will you play it safe and invest in gold? Or risk everything on crypto? The freedom is yours. Grow Step by Step Progression is essential. Unlock new features by expanding your portfolio. Gain access to better tools, new apps, upgraded equipment, and more lucrative properties. Success doesn't happen overnight - you build it decision by decision. A Market That Never Sleeps The in-game market is based on real-world trends. Some locations rise in value. Others decline. Downtown apartments generate higher income — but competition is fierce. Rural properties are cheaper — but harder to rent. Speculation is part of the game. Buy during a crisis. Sell during a boom. But remember — you never know when the next crash is coming. Dominate the Market Your goal is to become a powerful real estate tycoon. It’s not just about money — it’s about balance. Keeping tenants satisfied. Maintaining your properties. Growing your lifestyle. From a small landlord to a global real estate tycoon. Only if you can master economics, people… and luck.
